Down Payment Closing Cost Assistance (DPA)

What is DPA?

DPA is down payment and closing cost assistance for eligible participants wanting to purchase a home. These are generally in the form of a zero interest deferred loan. This product can help pay closing costs and/or provide down payment to help meet the 1st Mortgage loan requirements.
What can I expect when I sign up for DPA?

At the time of application for DPA, you will need to have a fully executed purchase agreement and an approval letter from an approved 1st Mortgage Lender. You can create your online profile below. After successfully creating your account, you will receive an email asking you to confirm the account. After you have confirmed the account, you will need to go back in to your profile and finish answering all the questions under the DPA service line. Once that is completed, our staff will reach out to you via your email to start the application process.

Homebuyer Education

What is Homebuyer Education?

Homebuyer Education is led by a Housing Counselor who works with individuals who are interested in the process of purchasing a home or need education for various program requirements. It may include reviewing ways they can improve their financial status (debt, savings, income, credit. This can be completed one on one via zoom or in person or through an 8-hour online course which is completed at your own pace.
What can I expect when I engage with a Homebuyer Education counselor?

GROW South Dakota is a HUD approved Housing Counseling Agency and Housing Education Resource Organization (HERO) offering individual and online education for homeownership. We also offer one on one pre-purchase, rental counseling, and financial management for homeowners.

Home Mortgage Lending

What is Home Mortgage Lending?

GROW South Dakota's 1st Mortgage (direct) loan program supports individuals and families making their dream of homeownership come true with the financing of their primary home purchase. Our experienced staff will be with you every step of the way. Our loan program provides funds for the purchase of a new or existing home in the state of South Dakota. GROW SD will finance loan amounts up to $300,000. Call for more information, and to ask about our current terms.
How long does it take to be approved for a Home Mortgage Loan?

Once GROW SD has received all information to make an eligibility determination, we will respond within 3 business days.

What are Emergency Services?

GROW SD offers emergency services in the following South Dakota counties: Beadle, Brown, Campbell, Day, Edmunds, Faulk, Hand, Hughes, Hyde, McPherson, Marshall, Potter, Roberts, Spink, Stanley, Sully, Walworth.
Have you been financially impacted DUE to COVID-19?

If yes, APPLY ONLINE at https://sdcareshousingassistance.communityos.org/ to the SD Cares Housing Assistance Program. Be sure to provide documentation of how income has been lost, proof of income, a copy of your ID, and documentation of expenses owed.

What are the Business Lending Services?

GROW SD provides small business lending and technical assistance throughout the State of South Dakota.
What are the benefits of doing business with GROW SD?

What are Home Improvement Services?

GROW SD occasionally has funds to help with your home repairs. Frequent items they assist with include, new shingles, siding, windows, health & safety repairs and much more. This may be in the form of a forgivable loan.
How do I find out if GROW SD has funds available for home repairs?

If you need home repairs, please contact the agency at (605) 698-7654 and ask to be put on the waiting list. Once GROW SD receives funding they offer to those on the waiting list in order that they requested.

LIEAP Furnace Repair/Replacement Services

What is LIEAP Furnace Repair/Replacement Services?

Applicants in owner-occupied homes and that are eligible participants of the South Dakota Low Income Energy Assistance Program (energy assistance) may qualify to have their furnaces repaired or replaced if the furnace is not operating or not operating properly. Please call GROW South Dakota, prior to having any work done on your furnace.
What do I need to know when I apply?

You must own your home and you must be an eligible participant of the South Dakota Low-Income Energy Assistance Program. Have you checked the batteries in your thermostat? Have you check your furnace filter to ensure you have a clean filter? If during regular business hours call (605) 698-7654 to start the process. If during non-business hours create your account below.

Weatherization

What is Weatherization?

Weatherization is a service to assist individuals in providing energy-efficient measures in their homes. Common repairs include: adding insulation in walls and attics, weather-stripping doors and windows, minor repairs, and furnace repairs and replacements.
What can I expect with the weatherization process?

There is a significant wait list, so you will be put on the wait list. Once your home comes up to the top of the wait list a GROW South Dakota representative will conduct an energy audit on the home to determine what repairs are cost-effective to increase energy efficiency and reduce the cost of utilities.
